Where is the villa located?

Villa Pangkung Indah is about a 7-minute drive northwest of Ubud center, in the area of Fly Cafe and Balinese Home Cooking. The address is Jl Mpu Tantular No 5 Kedewatan, Payogan, Ubud Bali. See it on Google Maps.

Is the lease extendible?

Yes, you can extend the lease up to 30 years or more at any time. This would be negotiated with the landlord, who has agreed to offer competitive rates (and better rates the longer you extend).

Is there parking or road access available?

There is a short 100 meter walking path from the road to get to the villa. There is motorbike parking available on the road. If you need reserved car parking, this can be negotiated with the landlord.

Can the villa be used for vacation rentals?

Yes, we have all the proper licensing in place, and several years of profit data we can share upon request. You can see our Airbnb listing here.

Why are you selling?

Building this home was a labor of love for our family (see some before/after photos here) and we enjoyed living here for many years when our kids were younger. They are mostly adults now and we are all at a different stage of life living back in the U.S. The property still brings in good income for us, but since we likely won't be visiting Bali as a family anymore, we don't need this much space, and would like to use the funds in other ways that are more practical for us.

Is it quiet?

As most of the lots nearby are already developed, there is not much construction noise like many other places in Bali. However, from this villa, you will hear nature sounds, sounds from the neighborhood and nearby temple on occasion, and rare distant street noise (only if there is a loud vehicle on the main road). There is a strict no-noise policy in the neighborhood after 10pm, but it does not apply to nature sounds, of course. :) Hearing the crickets and frogs throughout the night is one of our favorite things about this villa, but it's not for everybody. If you want to sleep in silence, you must use earplugs. :).

Also note that this villa was designed with open spaces and good ventilation to enhance the feeling of being close to nature, as well as to reduce moisture, allow cross breezes, and keep the villa cooler. This means that most of the spaces, such as the kitchen and dining room, sitting area, yoga room, etc. are open and lack one or more walls. Bedrooms can be closed and locked, of course, but some sound will still travel through.
